Announcement of Investment Promotion for Property Leasing Project on Floors 1-3 of Shenzhen Shuangcheng Century Building
Beijing Capital Airport Trading Co., Ltd. has entrusted Capital Airport Group Co., Ltd. (Social Investment Promotion Office) to publicly invite qualified applicants to participate in the property leasing investment project for floors 1-3 of Shenzhen Shuangcheng Century Building.
1. Project Name: Shenzhen Shuangcheng Century Building 1-3 Floors Property Leasing Investment Project (hereinafter referred to as "the Project")
2. Project Overview and Investment Promotion Content
(1) Project Overview
The Shenzhen Shuangcheng Century Building is located at the intersection of Renmin South Road and Yanhe South Road in Luohu District, Shenzhen, adjacent to Shenzhen Railway Station and Luohu Port. The Shuangcheng Century Building is developed and constructed by Shenzhen Xinfang Huida Investment Development Co., Ltd. It is a high-rise commercial and residential building with two 29 story residential towers. The first to third floors are shopping malls, the fourth to eighth floors are hotel apartments and office buildings, the ninth to 29th floors are small-sized boutique residences, and the underground three floors are equipment rooms, civil defense facilities, and parking lots. The entire project was fully put into use by the end of 2006.
This project is located on the 1st to 3rd floors of Shuangcheng Century Building, owned by Beijing Capital Airport Trading Co., Ltd. The property area is 10029.35 square meters. The leased investment building area is 10029.35 square meters, of which the first floor has a building area of 3298.5 square meters, the second floor has a building area of 3257.74 square meters, and the third floor has a building area of 3473.11 square meters. The corresponding property certificate numbers are: Shenfangdi Zi No. 2000413325, Shenfangdi Zi No. 2000413326, Shenfangdi Zi No. 2000413324.
Beijing Capital Airport Trading Co., Ltd. is a wholly-owned subsidiary of Capital Airport Group Co., Ltd., specializing in airport retail resource management. It was officially registered and established in 2005 and is the largest management company in the domestic airport retail industry.
Beijing Capital Airport Trading Co., Ltd. will act as the investor to publicly invite investment for this project in the form of a complete lease. The applicant will enter into a lease agreement with Beijing Capital Airport Trading Co., Ltd. to operate this project.
(2) Business format
The business formats allowed for the lessee to operate in this project are: business formats that comply with national laws and regulations. The current situation of this project does not have catering conditions. If operating catering, it must comply with the property management requirements of this project and relevant government regulations.
(3) Lease term
The lease term of this project is 5 years. If the lessee intends to renew the contract upon the expiration of the 5-year term and the ownership of this project has not changed, the investment manager shall conduct a comprehensive evaluation of the lessee's business ability and decide whether to renew the contract. If the investment manager agrees to renew the contract, the lessee can renew it for N years (N ≤ 5, to be confirmed by the lessee in the bidding documents).
The rent free period for this project is seven months.
3. Qualification requirements for qualified applicants
(1) A legitimate enterprise registered within the territory of the People's Republic of China, established and existing in accordance with the laws of the People's Republic of China, and entitled to conduct relevant business activities within the territory of China;
(2) Comply with relevant laws, regulations, and rules of the People's Republic of China, and meet national laws, regulations, and relevant industry regulations;
(3) Not listed as a dishonest debtor in "Credit China" (www.creditchina. gov.cn);
(4) Having a good business reputation and sound financial accounting system, with a good level of credit and financial condition, possessing the necessary funds or reliable sources of funds and corresponding debt paying ability to meet the investment and operation requirements of this project;
(5) The registered capital shall not be less than RMB 5 million;
(6) As of the registration deadline, the enterprise has been established for more than 2 years;
(7) This project does not accept applications for consortium participation.
4. Qualification review method
This project adopts post qualification review, where the evaluation committee conducts a qualification review of the applicant's qualifications.
5. Time for investment registration and obtaining investment documents
The applicant for this project will register and purchase investment documents from May 21, 2025 to June 3, 2025, from 8:30 am to 11:30 am and from 1:30 pm to 5:00 pm (Beijing time, excluding public holidays and weekends).
Time for obtaining investment documents: from the successful registration to the deadline for submitting application documents.
Registration method: applicants can register online on CAH Airport's WeChat official account for investment promotion in accordance with the Appendix "Registration Instructions" to this announcement. After successful registration, they can obtain investment promotion documents.
6. Materials required for investment registration
When applying online through CAH Airport's WeChat official account, the applicant should provide valid legal representative's identity certificate, legal representative's power of attorney (if any), trustee's identity certificate (if any), copy of business license, enterprise profile, online banking payment electronic receipt of purchase documents and other scanning copies (stamped with the official seal of the unit), and fill in invoice information.
7. The selling price of the investment document is 1000 yuan (in words: One Thousand Yuan), and it is non refundable after sales.

The investment promotion announcement of this project is published on the "Notice" section of the official website of Capital Airport Group Co., Ltd. (www.cah. com. cn), the official website of Beijing Capital Airport Commerce and Trade Co., Ltd. (www.airportshopping. com. cn), the China Procurement and Bidding website (www.chinabidding. com. cn), the official WeChat official account of Capital Airport Group Co., Ltd., the WeChat official account of the socialized investment promotion office of Capital Airport Group, and the WeChat official account of the investment promotion of CAH Airport. The applicant shall not be held responsible for any losses caused by trusting other media. Without the consent of the recruiter, other media are not allowed to reprint the investment announcement of this project.
